In the 30 years since it was founded, TSAR Carpets create holistic compositions that empower its wide range of clientele — from commercial, hospitality, and residential customers — to achieve a cohesive architectural expression from the ground up. Born from a passion for textiles and enchanted by the hand-tufted technique, TSAR Carpets is continuously inspired by the German concept of the “gesamtkunstwerk,” meaning “a total work of art” — with TSAR Carpets founder David Sharpley describing the handtufting process as “painting with fibres.”

Known for their design work in both the public and private sector, the award-winning Melbourne-based architecture firm Lyons enlisted TSAR Carpets to install approximately 104.34 m2 of its signature freeform hand-tufted carpet in its office space, providing a colour-forward palette full of flair and panache.

Firm founder Carey Lyon chose to work with TSAR again to outfit the office after his immense satisfaction with the custom hand-tufted carpet he sourced for his private residence, proving that TSAR Carpets’ unparalleled flooring proficiency can be applied to a variety of applications, functions and environments.

Private residence design

The home of Carey Lyon required exceptional hand-tufted flooring for four various spaces in his home, including a hallway, sitting area, lounge and study. Carey turned to the TSAR Carpets team for its expertise and honest advice. As a brand that is not afraid to take risks, TSAR’s company-owned value chain allows the team to continually experiment and perfect a multitude of construction techniques.

Working closely with TSAR’s team, Carey designed the carpet’s pattern, which is based on standard cartographic symbols for a swamp. (Used on maps, cartographic symbols are coloured lines that serve as legends to denote areas of vegetation, water, and contours, etc.) The aim of the design was to summon the history of the old wetland landscapes of the Yaluk-ut Weelam people of Port Phillip Bay who were lost under the ‘reclaimed’ swamplands of Elwood. To bring the swamp landscape to life, colour was another thoughtful consideration and Carey and the team reviewed several different custom poms before settling on brown and blue shades that best matched the carpet’s marshy theme.

The challenge of flooring the irregular shape of each of the four unique areas within Carey’s home presented the team with an opportunity to achieve custom solutions — the exact placement of each blue swamp-like “pond” was a highly meticulous and diligent feat, which the team was able to execute in a timely and thorough manner.

“Optimal performance and product longevity is the impetus for all of our designs and projects. We understand the custom process thoroughly and treat every project with care,” says Sharpley.

Office design

With the office, Carey and the Lyons team returned to TSAR as they were seeking a flooring partner who could provide a cohesive, durable and innovative design for its highly-trafficked lobby, library and four meeting rooms. Like Carey’s home, the team gravitated towards a hand-tufted solution due to its high-quality utility and material ability to produce stunning patterns.

Originally the design brief called for a continuous rainbow appearance featuring more than 58 colours, but due to budget constraints TSAR and Lyons teams joined forces to find a happy solution that balanced aesthetics, budget and performance, ensuring Lyons received the most desirable product. In the end, the client was overjoyed with the final result: An original selection of energetic and colorful flooring compositions featuring a one-of-a-kind point of view.

This week’s instalment of Project of the Week series features a modern high-tech office and urban farm design by 2021 SBID Awards Finalist, Wolter & Yu.

Within a factory in an industrial district of Hong Kong is the future of farming – a high-tech urban aquaponics farm, sustainably growing high quality vegetables and flowers.
Part office and part grow room, the design takes the concept of flexibility and mobility to the extreme: Ceiling-mounted, bi-folding glass panels create a private meeting room when needed, but opens up the whole room for other needs. Dry erasable paint, is applied across the entire office wall, facilitating the free flow of ideas. Height-adjustable desks and ergonomic chairs create comfort for employees, behind HDTVs displaying operational metrics.

The plant room uses 3D printed plant walls mounted onto movable archival track shelves to create dense vertical grow farms. Nutrient rich water from a fish tank and electricity to power perpendicular panels of light are funnelled across the ceiling and down each movable shelf. This allows the farm to adjust the distance between each light panel according to the requirement of different types of vegetation, while excess water is filtered and returned to the fish tank, creating a closed ecosystem. Project: Full Nature

Location: Hong Kong, Hong Kong S.A.R.

What was the client’s brief? 

The brief for Full Nature was to convert a 180sqm unit in an old high-rise factory building in Hong Kong, into a high-tech urban farm that specialises in growing sustainable, aquaponic vegetables and edible flowers. The office is divided into 4 areas: 1. Entrance corridor, pantry & print zone; 2. Office Area (work zone & meeting zone); 3. Farm / Grow Area and 4. Washrooms & Shower.

The design responds to the client’s objective to find ways to improve sustainable farming. While aquaponics uses fewer resources compared to traditional farming, the design is a multidisciplinary approach to create use space more efficiently by introducing flexibility for both the company and the product. More importantly, we created a scalable modular system for the grow area by tackling product as well as spatial design.

What inspired the design of the project?

The words flexibility and mobility really drove the concept – instead of creating spaces that are dedicated to hosting clients and visitors, or plant rooms with corridors between each rack of plants planted in soil, we sought an intersection of design: hospitality, office and coworking, product, agriculture, and technology. For example, by using 3D printing to create vertical pockets of vegetation, we reduced the amount of soil needed, vertical water pipes mean no excess water would pool in one area but not another, and the amount of light and electricity required to run the whole farm was significantly reduced. It is definitely an unconventional project. We ventured into a collaboration where Full Nature had the urban farming know how, and we brought in our design knowledge, to create a comfortable office design that was also doing something good for our planet.

What was the toughest hurdle your team overcame during the project?

Definitely space – one of the biggest tasks was to increase as much production as possible, without the detriment to the office and its employees. We wanted people to also feel happy to work there, and for guests to come in and feel in awe of the product. So we used only glass to divide the office room from the plant room: Every day you are going to work in an industrial building but no view, but you get greenery and bright warm light coming through while you work! The other difficulty was when we were designing the movable track system – trying to get water and electricity connected to long heavy shelves that move is very difficult and took some trial and error. We created prototypes with 3D printing to test out our ideas until we found a solution that worked.

What was your team’s highlight of the project?

The nature of the project is unique, current and forward-thinking. It’s not every day a client who wants to improve farming approaches you and says ‘I want to increase efficiency of my office and farm, but also make it look good!’ It’s a project that responds to current global issues, sustainability, limitation of resources and space. When we first started talking about this project, we found it was so well received amongst industry leaders but also the general public, so it’s a great feeling to have our design doing something good for our city, and having the great response to it afterwards.

Why did you enter this project into the SBID Awards?

The esteemed SBID awards is well known, well regarded and well received. We wanted to share our experience and work with other designers and industry leaders. Being an SBID  finalist is an honour, and we look forward to entering other interesting projects in the near future!

Project: ‘Uber Cool Offices’ Uxbridge

Location: London, United Kingdom

What was the client’s brief? 

The brief was to design a really funky and cool space to attract the best/most talented people to work for this new and exciting tech finance company.

What inspired the design of the project?

When I looked at the initial space it was your typical office style set of rooms, although in bad need of repair and renovation. However there were some unique features that caught my eye such as the exposed brick pillars. There was a false ceiling in place, part of which was falling down so I could see there was a huge expanse of room above it. This gave me the inspiration to take down the false ceilings and create a really high loft style industrial type design which also made a small space seem much larger.

What was the toughest hurdle your team overcame during the project?

The main office space was not huge so there was a lot to fit in to a small area to not only make it look nice but function for both now and a future expanding business. Removing the false ceiling created an amazing airy space and meant that additional design and storage features could be incorporated, such as a separate mezzanine office with pull-out filing and storage units underneath.

What was your team’s highlight of the project?

Seeing the design features come together; such as the Floor-to-ceiling glass partition walls, graffiti art mural and a 3m high bubble wall go in, as these elements set the tone for a really funky creative work space.

Why did you enter this project into the SBID Awards?

The SBID Awards are one of the most prestigious global interior design Awards and to receive recognition from being chosen as even a finalist is a real honour. Therefore, I wanted to enter the awards as I was extremely proud of the finished project and the hurdles we overcame to deliver a successfully designed space that my client was amazed with and truly exceeded his expectations for what could be done with the space.

Spaces with natural lighting, fresh and air-conditioned. Application of acoustic materials in interiors and open areas. Lightweight and transparent materials. Integration of dynamic and functional furniture. Open-door privates. Different types of Boardrooms and Casual Collisions (informal meeting spaces) between work teams that facilitate interaction. Balance between workspaces and common areas, suitable for appropriate technological connection between all users.

Skandia is equipped to meet every need that may arise within the workspace, surrounded by colour accents in functional spaces specially designed for efficiency and productivity. Workstation trains rotate at different orthogonal angles, following ceiling planks and apparent slab with coloured accents on the carpets. The colon of the space responds to the colour theory, adopting the combination of neutral and warm tones to uplift concentration and productivity, with details in green, blue and yellow to energize the people who inhabit it.

Game tables, TV screens and seating spaces were installed. As well as the University space, adapted with dynamic furniture, moving walls, front-bleachers and high-tech equipment to facilitate communication and videoconferencing. The Work Café was designed with a bar on the ground floor to enjoy the terrace, accompanied by some cabins, benches, tables and chairs.

Skandia redefines the concept of traditional offices, based on clear objectives of socialisation, creation, agility, connection and inspiration that strengthen the trust between collaborator and client relationships. By offering an iconic, productive, natural environment of social interaction and well-being, the highest standards of quality in infrastructure and service are met, and the barriers of the common functional and habitual are surpassed with spaces designed to increase work performance through comfort and versatility.

“A brief from the team to the team”. The new 4SPACE Design offices are designed for the team. The leaders put together a questionnaire asking the team to imagine their new workspace. Overall, the team wanted there to be an intrinsic sense of wellbeing and belonging within the space. They wanted light. And lots of it. Neutral monochromatic schemes and a large breakout area with a games and relaxation space for the team to draw breath and find a sense of peace from a busy day.

Concept

“When brutalism meets minimalism with a twist of industrial”. 4SPACE has paired unfinished concrete breeze blocks with a smooth monochromatic pallet and verdant trees to nod to biophilic living. Richly covered modern furniture, exposed piping, stainless steel accessories, and fluorescent lighting create exciting spaces for work, meetings, and play.

Various design elements

The 4SPACE Design offices are exciting. The exposed breeze block walls are treated with sealer material to enhance and preserve the brutalist look. It’s raw, unfinished, and playful. Modern angular lighting bounces light throughout the open spaces and communal workstations.

The central atrium of the offices boasts a beautifully preserved, semi-artificial olive tree that has been hand-fashioned by craftsmen in Dubai. The trees have come from historic groves across the region. Olive trees are known to flourish until they are several thousands of years old. Introducing biophilic design elements into a space can help alleviate stress, improve cognitive function, and enhance mood and creativity. The space is multi-functional, with open spaces for teams to assemble, but the team can create private spaces with impressive pivotal doors for important meetings.

The execution and ambience

This project was extraordinarily fast and only took a month to complete. It was a complete family affair where the 4SPACE design team, contractors and suppliers all contributed to the seamless execution of the new office space. Each person provided valuable support to achieve the tight timeline for the transition from the old offices to the new.

The 4SPACE office has the appeal of a solid but inviting fortress. The distinctive concrete modernism provides light-hearted intrigue yet is minimalistic and intimate. The office is set amidst endless city skyscrapers. As a result of the open workspaces, the office possesses spectacular views across the Dubai waterfront and the iconic Dubai Eye.

Challenges overcome and the unique key features

Contractors struggled to manoeuvre 2.70-metre glass partitions in the elevators; their hard work and brave efforts have created a remarkable installation. The concrete flooring was quite challenging; it had to be poured, dried and levelled precisely. From the questionnaire, the entire design process and construction took a mere 45 days.

There are many focal points, but the most exciting key features are the olive tree, concrete and exposed breeze blocks, the neutral monochromatic colour scheme and the open ceiling concept with exposed industrial metal piping.

Material selection: concrete, glass, metal, aluminium, wood and black leather.

Lorenzo Tondelli Collection is pleased to announce the release of the new Hyperborea series. Dune’s strangely beautiful silhouette looks straight to a sci-fi visual narrative. Its sleek, untouched curves interplay like sandy waves to recall fantasies of moonlit trips to a dream planet we might call “home”. Dune Armchair has ultra ergonomic lines and a cleanest design ensured by almost non-existent seams. The armchair belongs to a series that acknowledges material matching: customize it with leathers in different colours or combine leather with wood or metal.

AURA

Aura is all about soft magnetism finding freedom through a cage. The wall becomes the sky as light leaks, spreading symmetrically across it, catching the eye through a sought-after movement of shades. Aura Lamp celebrates the utmost pleasure of skywatching: it conveys the aesthetic of northern lights through a stern yet appealing reproduction of an ancient Chinese cricket cage. Filtering the light through a unique screen surrounded by tiny bars, it reverberates an alluring game of shadows in the room.

DROP

Drop captures stillness and change at the same time. There’s a quiet, flat pond, and then some tiny raindrops falling: the exact moment when they become water happens and freezes right before us. Drop has a fluid identity lying in its shapes and attitude. It has a unifying presence, with its flat and large plateau creating harmonious combinations with different pieces from the collection.

LEVARE

Levare was born to be as necessary and daily as the flavor of salt. And yet, it’s shaped and named after Michelangelo’s sculptural manner of taking away, instead of adding, to reach the peak of essential artfulness. Levare is a leather and metal low table with a soothing feel deriving from its blatant efficiency and plain essentiality. Geometries and volumes are subtracted, reduced to a minimum — just enough to serve intelligently, clearing the space for anything else.

Shared workspace provider Clockwise has arrived in the capital with expansive new offices in the Wood Green area of North London to provide an alternative location for city workers and businesses.

Measuring 32,000 sq. ft across five floors, the bright, airy offices feature two rooftop terraces with stunning views of Alexandra Palace, and plenty of event spaces, breakout areas and kitchenettes.

Designed to support the differing working methods brought on by the pandemic, Clockwise Wood Green is comprised of 664 desks, with technology to support hybrid teams and a range of spaces to work in, from meeting rooms to lounges.

Working with leading architect Hawkins\Brown and SBID Accredited fit-out specialists Portview, the shared offices took inspiration from the surrounding area and local community by incorporating abstract artwork from neighbourhood artists into the design.

Referencing the green spaces of Alexandra Park, Clockwise Wood Green has adopted a biophilic aesthetic with a statement ‘living wall’ of plants spanning the full height of the central atrium. By breathing oxygen into the surrounding spaces, the ample use of flowers and foliage help to promote a healing, peaceful working environment, which in turn improves memory, cognitive function and productivity.

Portview worked closely with Hawkins/Brown to design an intricate framing system that enabled them to manufacture the large garden trellis offsite, so the living wall could be transported and installed quickly, seamlessly and without complication.

A word from the director

Portview Contracts Director, Sean McEvoy said: “It’s been a really rewarding project to work on, particularly during a time when the role and design of future workspaces is being reimagined across the industry. Hawkins/Brown have already paved the way in this sector by designing a workspace that will appeal to both current and future generations, where wellbeing, sustainability and flexible working take centre stage.

“By collaborating with the client and design team, we were able to come up with innovative fit-out solutions to achieve their project aspirations and realise their vision.  This includes establishing closed-loop solutions that reduced waste and benefitted the local community by either restoring, recycling, donating or repurposing old materials that otherwise would have ended up in landfill.

“We’re hugely proud of what we have achieved here and have no doubt people will love working in the space as much as we enjoyed building it.”

Reducing carbon emissions without sacrificing good design

To reduce carbon emissions, the redevelopment of the building focused on retaining its original character, whilst adding a new design aesthetic. To do this, Portview stripped the building back to its original steel and concrete core and refurbished the interior with post-modern finishes to reference those who originally inhabited the building.

The new design aesthetic boasts playful geometric shapes and an earthy colour palette of pastel and teal tones to give the offices a fresh and domestic feel, as embodied by a statement reception area which has been finished in bespoke cream and pale terrazzo.

Retaining the existing building and some of the original services helped to reduce carbon emissions throughout the fit-out, while furniture and finishes were sourced from sustainable suppliers to help achieve BREEAM ‘Very Good’ standards.

Chief Operating Officer of Clockwise, Alex Brunner said: “What’s really special about this building is the design and the high level of finish. It involved Hawkins/Brown, Portview and ourselves jointly believing in the same vision to create workspaces that really function within our needs as human beings. It’s a home for work. As simple as that.”

The arrival of COVID-19 has brought with it countless changes. Within the world of interiors, home schooling and working from home has transformed homeowners’ priorities. According to a recent Home Builders Federation survey, two-fifths of Britons would prioritise space for a home office if they were searching for a new property. Unsurprisingly, there’s also been a huge rise in the number of people keen to convert existing space into new home office designs.

“There has been a real hunger to refurbish rooms that were formerly on the back burner,” director of Mark Taylor Designs Mark Taylor agrees. “People have had more time, fewer places to go – and in some cases, more disposable income. This has acted as a major incentive to embark on some home TLC. The ‘I’ll sort that one day’ rooms have become a priority.”

It’s fairly obvious why demand for home office designs has escalated since the pandemic began. Adults need a quiet place to work and talk to clients, ideally separate from where children are being home-schooled. But Mark maintains that the need for a specialist office space is fuelled by more than mere practicality. “Psychologically, many of our clients have felt they had to create a specific space to ‘go to work’,” he explains. “They need this in order to focus, and switch on and off effectively.”

Tailoring space

Space certainly wasn’t an issue for this stunning study, which also doubles up as a home cinema and gaming room. The client, an IT consultant, wanted a ‘closed door’ space with plenty of storage, to help keep the area paper-free. “This room needed to work as both a home office and a family space, so we created bespoke pieces of furniture to allow this,” Mark explains. “We also incorporated wall lights from Jim Lawrence that didn’t make it look too ‘officey’.”

LED light strips at picture rail height complement the dark walls (painted with Farrow & Ball Stiffkey Blue). This versatile combination helps to create an atmospheric ambience when the homeowner uses the room for gaming and family time.

“The SMEG drinks fridge was something that the client specifically asked for,” Mark notes. “So, we decided to make it a feature rather than hide it away.”

The beauty of bespoke

Interestingly, Mark has noted demand for home office designs that will accommodate two people. Also, it seems study areas attached to bedrooms are becoming more important. And that, of course, is where bespoke manufacturers such as Mark Taylor Design excel. Bespoke furniture, combined with superlative interior design skills, are the key to making spaces work – whatever is required. Creating the perfect workplace involves many challenges: some obvious, some not.

Bespoke furniture can fit the space,” states Mark. “Often, we have to carve home office environments out of small or awkward niches and corners. Home office areas within kitchens, dining rooms and bedrooms should take the rest of the space into account – not take it over. However, that can be difficult for off-the-shelf solutions.” He continues: “We design bespoke furniture to fit, in terms of size, shape, material and style. A well-designed bespoke desk and shelving area, built in sympathetically, means that less of the existing space needs to be adjusted.”

Working from home

This fabulous study, which forms part of Mark Taylor Design’s extensive Riverside Home project, is a case in point. “We created this for one of our clients who wanted space to work from home. This would become an area they could work in at least once a week away from their office,” explains Mark. “Obviously, things have changed somewhat since the arrival of COVID-19!”.

He continues: “The design brief was simple: to create a working space that was as efficient as being in an office environment, but blended within the home. We created a tall unit behind the bespoke desk, which has a huge capacity for filing drawers and storage. The large panels with decorative lights also house a printer, reference books and office supplies.”

Mark adds: “The open shelving, with subtle lighting, creates a perfect space for showcasing decorative objets d’art, to soften what is essentially an office space. The elegant blue velvet day sofa offers a perfect seating alternative when the client doesn’t want to be behind the desk.”

A perfect fit

The best home office designs are created to fit the space you have, not the reverse. “Force fitting furniture is like wearing shoes that don’t fit,” Mark observes. “After a while, you just stop using them. A badly designed/fitted desk means that people will migrate back to the kitchen table. So, you end up with a piece of unwanted furniture that nobody uses.”

Conversely, the best bespoke solutions can create a room. “They feel natural to be in and work at,” notes Mark. “They encourage you to stay. We always aim to create as many spaces as are needed, so every household member can work in comfort.” Adaptability and flexibility are also vital. “We can create permanent home office designs for those clients who want to make these spaces permanent,” Mark confirms. “Or we can make everything removable or changeable for those who want life back to normal once lockdown is over.”

The team at Mark Taylor Design produced this moveable desk for a client in Hertfordshire, which illustrates clever design solutions perfectly. “The client brief asked for an office space within the kitchen and dining environment,” Mark explained. “But it needed to be hidden when entertaining. So, we designed a desk on wheels, that could be pushed away neatly under part of the kitchen peninsula. This suited our client, who liked to leave everything out on the desk, and simply tuck it away when necessary.”

Drilling down into detail

Detailed communication is key to ensuring a home office design suits a homeowner’s individual needs. “As with any project, we spend time speaking with our clients,” Mark explains. “We find out what they do, how they like to work, what sort of noise levels they anticipate. Do they prefer working solo or with others, how big a desk area do they need, and how many monitors will they use? We assess their preferred seating (for example, flexi- or standing desk) and what sort of lighting will protect them from eye-strain. We ask about storage and equipment, too. Only when you understand every element of a client’s working day can you create a truly relevant bespoke solution for them.”

Of course, not all home office designs have a stand-alone room or spacious area to accommodate them. Luckily, Mark and the team are resourceful and adept at considering all possible options. “We look at garages, annexes under the stairs, room corners, cupboards that can be converted, even landing spaces!” Mark confirms. “The end result is up to the client, how they work best, the space itself and what’s available. Making desks, units, shelving and lighting useful beyond their primary purpose is always worth considering. If desk heights can change, they can be used by children, as well as mum and dad. Adjustable lighting makes night working easier. For multi-use rooms, shelving units with fronts, which can be closed, are much less intrusive.”

Making use of compact spaces

This under-stairs space, created for a residence in Marlow, illustrates exactly what is possible with vision and skill. “We designed the whole space in this house, and looked everywhere for home office options,” Mark explains. “As we were modifying the staircase, it became clear this was the perfect area. Because we wanted it to fit with the rest of the house, we padded the walls with fabric. We also used lighter colours, to relieve any harshness, and added LED strip lighting to counter darkness.” He adds: “We utilised every inch of possible space for storage – and not only for office stuff. They store the Christmas decorations there too!.”

The practicalities of home office designs are just as important as the aesthetics. “We look carefully at power and heat sources,” notes Mark. “Nobody wants to work in a cold corner of an unused room. Creating warmth with an added radiator or under floor heating makes a work space much more appealing.” He adds: “Wires and plugs are also important. Trailing laptop leads are a trip hazard (and household pets can view them as a chew toy). We work hard to eliminate disincentives to work in a space. We even include places to put cups and bowls in a work desk. That means fewer spillages – and a safer environment for expensive laptops and PCs.”
